Rats and crawl spaces
Rats start at the foundation
Rats dig and gnaw where mice slip through, so the work is heavier: bigger holes, more access, more checks.
Signs you have them
Burrows along a foundation or under a porch, gnawed wood, greasy rub marks along a wall, noises in the basement ceiling or under the floor.
What we check
The foundation, skirting and crawl-space vents, utility entries and the base of the porch and garage. We need to get under things, so tell us about low spots.
What sealing looks like
Heavier mesh and metal at larger holes, and a sealed cap on anything that digs under. Some jobs need a mason or a carpenter, and we say so.
What we ask of you
Help us reach the crawl space
A crawl space with a hatch you can't open, or pipes you can't reach, slows the job and raises the cost. Before we come, clear the hatch and tell us if the space floods or has standing water.
We wear a headlamp, knee pads and a respirator under the house, and we won't go in if the space isn't safe to enter.
Clear the hatch and the first few feet
Tell us about standing water or low clearance
Keep pets inside while we work

Before the first hard frost
Book a fall inspection
Mice start looking for a way in when nights turn cold. An inspection now means the gaps are sealed before they do.
