How pricing works
We don't print prices, because the number depends on your house. This is what sits behind it, and when you see it.
What decides the price
Rodent work is priced by the house, not by the pest. Three things move the number most.
How many gaps we find, and how big
How high or tight the access is: roof edges, crawl spaces, low porches
Whether the attic or crawl space also needs cleaning
What the estimate includes, and what it doesn't
The written estimate lists every gap we plan to seal and with what, the traps and stations, and the check visits.
Not included: insulation replacement, unless the estimate lists it
Not included: carpentry or siding repair beyond a gap's patch
Not included: wildlife, such as squirrels or bats
What happens at the visit
A technician walks the outside, then the basement, crawl space and attic, and shows you what they find. If there is an inspection fee, the estimate says what it is and whether it comes off the work.
After hours
This is booked work, so nobody answers the phone at night and there is no night rate. Texts are read daily until 9 p.m., and we answer the next morning if you write later. For a bat or a raccoon, call a wildlife operator.
When you get the number
In writing, after the inspection and before any work starts. It is one number for the sealing and a separate line for trapping, so you can see what each step costs.
Materials and what's left behind
We seal with steel mesh, metal flashing and exterior sealant, and set snap traps in covered stations. The estimate names the materials. Stations and traps stay until the last check visit, then we pick them up.
The number comes after the inspection
Want a written estimate?
It starts with a visit. We walk the house, show you what we find and write the number down before any work begins.
